Real Estate Law

Last year was not an anomaly. Thanks to the relationships that I have been able to build since establishing my practice in Oakville in the early 90's, I have been fortunate to have a very busy real estate practice in good times and in... not so good times. Personal, professional service at competitive rates has been and remains the key to our success.

Service is personal, in that one of my three real estate clerks, Cherry, Rosan or Sandi, will handle your file from its opening through to reporting to you after closing. I not only oversee their work, but I also make myself available to answer any questions that you may have. In fact, I can review your Offer for you before you present it; agents often contact me for the wording to use in a clause to cover a unique situation. If you are buying a new home or condominium, I recommend that you let me see the builder's Agreement before you submit it, or if the builder provides for a solicitor's review, within the time allowed; there are often "ad-on" charges in the fine print.

At some firms, you never meet the lawyer with carriage of your file. You sign the documents for your purchase, sale or your new mortgage with a secretary or a law clerk. For the 28 years that I have been in practice, I've made every effort to sign up every client. To be quite honest, I enjoy it. The thousands of people that I have met, and their children (yes, they are welcome), have enriched me.

There is more involved in a residential real estate transaction than many clients realize. That is why there are a number of law firms, large and small, that do not offer real estate as one of their services. If you want to deal with a firm that is in real estate law by design and is therefore organized to do a thorough job, but is not so big that your transaction is just one of hundreds closing on the last Friday of the month, then Haxell Law is the right choice for you.

On the subject of competitive pricing, I think the fact that my fee for a purchase with a mortgage was $200.00 more 20 years ago than it is today says it all. My fees on a purchase, sale or the refinancing of your property are like almost everything else: market driven. At Haxell Law quality comes at a fair price.
